Documents Worth Gathering Early


If you're planning to sell your home, getting your paperwork together early can help make the process easier. From planning permissions and Building Regulations certificates to guarantees and leasehold information, here's a straightforward checklist of documents worth looking for.


Every property is different, so simply gather what you have that is relevant to your home.

Property & Ownership


  • Title deeds or other ownership documents you hold
  • Details of any restrictions, covenants, rights of way, shared access or boundary agreements you are aware of


Work Carried Out to the Property


If you have extended, converted or made significant alterations to your home, look for any relevant:


  • Planning permissions
  • Building Regulations approvals or completion certificates
  • Listed Building Consent, if applicable
  • FENSA or other certification for replacement windows and doors
  • Electrical and gas safety certificates


Guarantees & Warranties


Look for any relevant paperwork relating to:


  • New-build warranties
  • Damp-proofing, timber treatment or structural work
  • Roofing or insulation work
  • Boiler or heating installations
  • Solar panels or other renewable energy systems


Leasehold Properties


If your property is leasehold, it can be useful to have:


  • A copy of the lease
  • Details of the freeholder and/or managing agent
  • Recent service charge and ground rent information, where applicable
  • Information about any planned major works you have been notified about


Other Relevant Paperwork


There may be other documents specific to your property that aren't covered above. If you think something could be relevant to a future buyer, it's worth keeping it to hand.

Don't worry. It's very common for homeowners not to have every document relating to their property, and there are often ways of dealing with missing paperwork.


Gathering what you do have now simply means you'll be better prepared when the time comes to sell.
