Finding the Right Area to Live in York: What Matters to You?

When looking for a new home, the property itself is naturally a big part of the decision. You may have a particular style in mind, need more bedrooms or want a larger garden.


But choosing a home isn't just about bricks and mortar.


Where you live shapes everyday life too. And property and location are closely connected. If you have your heart set on a period townhouse, your search will take you towards different parts of York than if you want a contemporary eco-home, a modern detached house or a village property with plenty of outside space.


Then there is budget. The same amount of money can buy very different properties depending on where you look.


The challenge is finding the right balance between the property you want, the lifestyle you want to live and the budget you have available.


There is no single "best" area of York. The better question is: which area works best for you?

What Are Your Non-Negotiables?


Most buyers have a mixture of must-haves and things they would simply prefer.


A particular school catchment, enough bedrooms or easy access to work might be non-negotiable. Other things may be more flexible. You might love period property but decide that having more space matters more or find that a good bus route works just as well as being within walking distance of the city centre.


Knowing what you really need, and where you are willing to be flexible, can open up considerably more choice.


Don't Confuse a Priority with a Place


Different areas can meet the same need in very different ways. Green space is a perfect example.


In Bootham, there’s riverside walks and Rawcliffe Ings is close by, while the city centre is only minutes away. South Bank puts the Knavesmire and Rowntree Park within easy reach, alongside the shops, cafés and restaurants of Bishy Road. Fulford offers riverside walks, Walmgate Stray and access towards open countryside, while Dringhouses has the Knavesmire, racecourse, woodland and cycle routes towards Bishopthorpe and beyond.


For some, green space means parks, riverside walks and cycle routes. For others, one of York's surrounding villages may appeal if having open countryside close by is the priority.


The requirement is the same, but the lifestyle around it can be completely different.


Property works in much the same way. Wanting a period home doesn't automatically determine an area. Neither does wanting more space or easy access to York.


Start with what matters to you, then work from there, considering your preferences and where you are happy to be more flexible.


Keep an Open Mind


Buyers sometimes contact us about one property and end up buying something quite different. Once they start viewing, what they really value becomes clearer.


That is why good property matching involves more than sending buyers everything that fits their original criteria. We listen to their feedback and, where appropriate, suggest another property or area that might suit them.


Finding the right home is about balancing property, location, lifestyle and budget for the life you're living now.


Sometimes the answer will be exactly where you expected. Sometimes it won't.
